5 Starter Homes: Upcoming KL Apartments Under RM550,000 for Young Professionals

Juggling a busy work life with finding the perfect affordable home can be tough, especially in a city like Kuala Lumpur. But with several new residential developments on the horizon, there’s bound to be something that suits your needs and budget.

So, we’ve rounded up five new launches completing in 2027 that fall under the RM550,000 mark for your consideration. The good thing about new properties is that the entry cost is lower, as developers are known to throw in rebates (which often translates to low or no down payment), free legal and loan agreement fees, furnishing and fittings, and even prizes such as cars.

All these bode well for young professionals looking to own their first or next property. Plus, they can choose your preferred units if they’re quick enough. Let’s look at these five affordable properties in the Kuala Lumpur city centre.

1. Sfera Residence, Wangsa Maju

Sfera Residence offers a unique living experience that combines the convenience of urban living with the tranquillity of nature.

The development has a connected sky roof, a first in Wangsa Maju. This bridge provides quick access to the Wangsa Walk Mall (via a 50m covered walkway) and the Sri Rampai LRT station (via a 200m covered walkway), from which you can reach KLCC in just six stops—about a 12-minute journey.

So, convenience is a big sell here. Everything you need—from dining to shopping—is just a short stroll away. So, if you prefer getting around with public transport or want to reduce your carbon footprint, this might be the missing piece in your property puzzle.

With Sfera Residence, you’d also be treating yourself to green-scapes. Picture this: two towering 37-storey buildings with views of Bukit Dinding and the Klang Gates Quartz Ridge.

There are 494 units, and Sfera Residence offers 12 layouts suitable for young professionals and families. You can choose from one to three-bedroom configurations, dual-key units, and exclusive villas with private car park foyers.

Unit sizes range from 541 sq ft to 1,341 sq ft. For young professionals, these are the suitable sizes to choose from:

  • Type A: 541 sq ft to 621 sq ft (1 or 1+1 bedroom)
  • Type B: 755 sq ft to 889 sq ft (2 or 2+1 bedroom)
  • Type C: 952 sq ft to 1,069 sq ft (3 or 3+1 bedroom)

All units come with a balcony, which is all the better for enjoying the views, and removable inner walls if you prefer to have an even bigger bedroom or living room. This also means that all the rooms are on the same side, so you get a bigger space if you choose to remove certain walls.

If you don’t want too many rooms but want more bedroom space or a studio-like environment, then go for Type A. Prefer a bigger master bedroom and a separate study room? Then go for Type B3 (889 sq ft), where you can remove a wall for a bigger master bedroom but still have a smaller room for storage or a work area.

For the three above-mentioned types, the kitchen is the closest to the entrance, which seems to be common in many properties these days. If you prefer not to walk past the kitchen as soon as you enter, then there’s Type C2 and Type C3, where the kitchen and dining room are opposite each other at the sides as you walk in. 

2. Radium Adesa @ Desa East Residences, Sungai Besi

Desa East Residences sits on a 9.77-acre plot of land in Sungai Besi with a gross development value (GDV) of approximately RM1 billion. It comprises two developments – Vista Adesa @ Desa East Residences (RUMAWIP) and Radium Adesa @ Desa East Residences.

Radium Adesa offers excellent connectivity to the rest of Kuala Lumpur. With easy access to major highways like the MEX, BESRAYA, and the upcoming MRT2 line, getting around the city is a breeze.

There is also no shortage of shopping options in the vicinity, whether it’s for running errands, doing a weekly grocery run, or taking a leisurely window-shopping stroll.

For all your shopping needs, there are quite a few options to choose from, such as CMC Centre (Giant Taman Connaught), Sunway Velocity, IKEA Cheras, Lotus’s Cheras, EKOCheras, Suria KLCC, Mid Valley Megamall, and NU Sentral.

The development offers 23 facilities including a playground, amphitheatre, lap pool, bicycle track, basketball court, yoga deck, club and gym, in addition to four types of gardens and a barbeque area. There’s even a dedicated EV charging station – a nod to the future of sustainable living.

There are 1,218 units, and they are practical and spacious, with built-up sizes ranging from 850 sq ft to 2,560 sq ft, and configurations ranging from 3 bedrooms to 4+1 bedrooms. The unit types more suitable for young professionals are:

  • Type A: 850 sq ft (3 bedrooms)
  • Type B: 900 sq ft (3 bedrooms)
  • Type C: 1,050 sq ft (4 bedrooms)

For the three unit types above, the master bedrooms are on one side, while the other bedrooms are after or behind the living room and dining room. If you prefer to have bigger master bedrooms, then go for Type A and Type B.

If you prefer more bedrooms, then Type C would be your pick. All units come with a balcony, and opens up to the usual living/kitchen area. Type A units are in Block B, while Type B and Type C units are Block A and Block C.

3. Vista Adesa @ Residensi Desa Timur, Sungai Besi

Whatever you’ve read above, about Radium Adesa, applies to Vista Adesa. Yes, right down to the number of units. 1,218 units are available here as well. Vista Adesa has the typical traits of a RUMAWIP (Residensi Wilayah).

The units are standard size, with minimal/basic facilities such as a playground, swimming pool, wading pool, gym room, outdoor fitness area, BBQ area, and reflexology area.

For Vista Adesa (Block D and Block E), the units are 800 sq ft, with 3 bedrooms and 2 bathrooms. Like Radium Adesa, the entrance opens to the living/kitchen area, and each unit has a balcony.

As these are RUMAWIP, you’d need to meet the following requirements:

  • Aged 21 years and above
  • Malaysian
  • Born, living or working in the Federal Territory
  • Monthly gross income below RM10,000 (single) and RM15,000 (married)
  • Only one offer of RUMAWIP per household
  • Priority is given to those who do not currently already own property

Residensi Wilayah is an affordable home scheme, and you’d still need to put down a 10% down payment. Purchasers are also not allowed to sell their units within 10 years of purchase. This ensures that purchasers buy it for their own use rather than an investment opportunity.

According to the RUMAWIP website, applications for Vista Adesa will close on 31 December 2024. If you’re interested in this RUMAWIP, gather your documents and apply.

4. Residensi ZIG, Kepong

Residensi ZIG is part of UEM Sunrise’s Rise Series, which targets millennials and young professionals with attainable prices and a focus on functional design, green features, smart technology, affordability, safety and location.

Residensi ZIG won two awards at the PropertyGuru Asia Property Awards 2023—Best Integrated WFH Development (Malaysia), and Best Waterfront High-Rise Development (Malaysia).

How so? Because the property incorporates these features, among others:

  • Post-pandemic features: E-hailing lounge and parcel delivery room
  • Future-proof design: Automated waste disposal system
  • Adaptive and compact living: Flexible living by a lake, with removable walls in units
  • Move-in ready ID package available

There are up to 40 facilities across four facility zones — a celebration zone, sweat zone, home-work zone and leisure zone. The home-work zone offers both work and play spaces, such as a content creator’s room, gamer’s room, music pod, study pod, discussion pods, and seminar room.

There is also an emphasis on sustainable design, with EV charging, solar PV panels, and a rainwater harvesting system at Residensi ZIG. These would be a plus for the environmentally conscious young professional.

This development is the second phase of Kiara Bay, a township next to a 140-acre lake in Kiara Bay. There are 1,126 units with 5 types of layout. For young professionals, here are the units that are less than 1,000 sq ft:

  • Type A: 450 sq ft (1 bedroom)
  • Type B: 898 sq ft (3 bedrooms)
  • Type C: 998 sq ft (3 bedrooms)

So, it’s either a studio unit or a jump right up to a 3-bedroom unit. The studio units are only in Zone B, and they do not come with a balcony. So, if you’re the type who finds joy chilling on a balcony, then Type B and Type C would be more up your alley.

If you prefer to have all the bedrooms on one side and the option to remove a wall for a bigger master bedroom, then Type C would be your pick. Type C opens up to a study/dining area, which is a nice change from the kitchen/dining configuration. The study area is great for those who work from home.

Then there’s Type B, where one of the bedrooms is beside the balcony, away from the other two rooms. It also has a wall that can be removed, which provides more space for the dining/living area.

All units except the studio (Type A) have an enclosable kitchen, providing a self-contained space for cooking. If your budget is under RM550,000, you should go for Type A. Type B and Type C are RM603,000 and above.

5. J.Satine Residensi Wilayah, Setapak

For young professionals looking to make their first property purchase, J.Satine Residensi Wilayah is an option. It comes with the same size and price as Vista Adesa, which is 800 sq ft with 3 bedrooms, at RM300,000.

Despite the price tag, the project doesn’t skimp on facilities, offering a multi-purpose hall, surau, gym, games room, swimming pool, wading pool, launderette, sundry shop, reading room, basketball court, futsal court, meditation shelter, fitness area, and a children’s playground. It’s an ideal starting point for professionals seeking to establish their KL roots.

There are a total of 2,068 units, and they don’t come with a balcony, which also means more internal space. If you prefer a unit with a balcony, then you could take a look at Vista Adesa.

At the PropertyGuru Asia Property Awards 2022, J.Satine Residensi Wilayah won the Best Mass Market High-Rise Development (Central) (Malaysia) award. J.Satine also has a smart living feature in the form of an all-in-one community solutions platform (JaGaApp).

Gandingan Jakel is a joint venture by Jakel Group and Platinum Victory, and the application for this property ends on 30 Sept 2024, according to Residensi Wilayah’s website.
